Structural Drying in Seattle

Professional dry-out for wet walls, ceilings, floors, and building cavities after a leak or flood — with daily moisture checks and clear documentation.

If water started within the last 72 hours, fast drying can reduce damage and mold risk.

What structural drying actually means

Structural drying is the process of removing moisture from building materials — not just the air. Even after standing water is extracted, drywall, framing, subfloors, and insulation can stay wet and cause odor, swelling, and mold risk if the dry-out isn’t managed correctly.

  • Drying plans tailored to the affected materials and layout
  • Air movers & dehumidifiers sized and placed for efficient drying
  • Moisture mapping to locate hidden wet areas
  • Daily readings and clear photo documentation

What we dry

  • Drywall (when salvageable)
  • Wood framing and studs
  • Subfloors and underlayment
  • Trim/baseboards (case-by-case)
  • Cabinet toe-kicks and adjacent cavities

We’re mitigation-only: we stabilize, dry, and document — and you can repair afterward with your contractor.

When drying in place is possible

  • Clean water loss (supply line / appliance leak)
  • Materials aren’t contaminated
  • Moisture levels can be reduced consistently
  • Proper airflow can reach the wet areas

If materials can’t be dried safely, we’ll explain why and recommend targeted removal.

Our structural drying process

  1. Assess & map moisture: we test and map affected areas with moisture meters.
  2. Plan the dry-out: decide what can be dried, and where airflow needs to reach.
  3. Set equipment: air movers + dehumidifiers placed to control evaporation and humidity.
  4. Daily monitoring: we return to log readings, adjust equipment, and document progress.
  5. Dry verification: we confirm “dry standard” and provide a simple summary for you/insurance.

“Looks dry” isn’t a measurement. Moisture readings are how you avoid surprises later.

Signs you may need structural drying

  • Walls/ceilings feel soft, swollen, or bubble/peel after a leak
  • Baseboards are separating or trim is warping
  • Flooring is cupping, buckling, or feels spongy
  • Water sat for hours before it was stopped/extracted
  • Musty odor appears within a few days

What to do right now (if it’s safe)

  • Stop the source (shut off supply line / main water if needed)
  • Keep people/pets off soaked floors
  • Move valuables away from wet areas
  • Take quick photos for your records
